Yesterday, my husband and I met with the first real estate agent to consider for listing our house in the near future. I'll likely call a second today so we can compare them. The one yesterday actually visited our house in the evening. She's definitely the saleswoman type, which my husband felt less comfortable with than me. The good news is that she said we might need only fix some windows rather than totally replace them. That would save lots of money. However, she suggested we totally replace the floor covering in our entire house, save our kitchen and laundry room. We had hoped not to have to do that, thinking buyers would want to choose their own. And the type of flooring she suggested is not our taste, but I told my husband that we wouldn't be the buyers for our house. She also said to have all of our cabinets painted white, even though they are oak wood. I'll agree with my husband that that sounds sad to do, but again, we don't know what's "in". Of course our whole house's interior needs to be painted, with a few ceiling cracks repaired. That's a given. Anyway, lots of work to be done. We'll see what another agent says. We've never been house sellers, only buyers, and only our current home.
If anyone has any advice, it's always welcome.

Good morning all. I was out the door early to stay with the Grands.
Cyndee, I am glad you're getting a 2nd opinion. The first realtor might be great but you would spend a lot of money to get ready to sell. I too would think a buyer might want to make the choices. Our kitchen cabinets are also oak and I would hate to paint them even if they aren't "in" right now. Good luck.

Happy Tuesday!
I am sooooooooo sooooooooooo sleepy today! I woke up at 2 a.m. and was WIDE AWAKE! UGH! I'm not sure what time I fell back asleep, but I woke up at 6 a.m. and did not want to get out of bed! Oh well. I went into the office for a few hours today and am now back at home for the rest of the day.
It's nice and cool outside (about 75 degrees) and no humidity so I opened up the windows to let some fresh air in! It's heaven!!
I hope you all have a GREAT day! Positive energy to all!

It was flea meds time for the gang and nail trimming for those in need, I am just NOW getting coffee. ππ They are evil, the whole lot of them. cyndee, I know this is a stressful time for you and your husband. The realtor's advice is sound but, a second opinion is always a good idea. The best way to get the most money for your home in the least amount of time, is to have a neutral aesthetic that is not dated. Paint is the least expensive, most effective way to achieve that goal on walls and kit cabinets. The realtor's suggestion of new flooring tells me it's worn or dated or both. An inexpensive neutral color carpeting might do the trick. These days, home buyers want something they can move right into without redoing anything. Homes sold in "as is" condition represent a lot of work. With fewer houses on the market right now, demand is high. Interest rates are low. Homes are getting top dollar. Some buyers are offering thousands over the asking price if there are multiple offers in on the same property. Clean, declutter and good luck Cyndee!

cyndee, sounds like she's trying to turn it into an HGTV look. which is not appealing to all buyers. i'd want to walk right out if it was me. painted cabinets remind me of apartments. many apartments just paint over everything including cabinets and it ends up having a cheap feel to it.
i'm not in the real estate business so my observations come only from a buyer's perspective, but if you repair the things that have to be repaired, maybe staging of the house would be just enough to get interest at a decent price. i would only change the flooring if you want to and only to something that maybe is a good compromise between what you'd want and what is desirable on the market right now. definitely don't update things she's asking you to that will be cheap because then a buyer could walk in and see that they now have to replace things anyway. like when house flippers put in a bunch of cheap crap that looks nice on the surface but really is low quality just so they can turn a bigger profit.
and for the cabinets, check out pinterest and see if there are decor pictures of kitchens with your style of cabinetry to see how they decorate the kitchen. maybe you can replicate the decor to some extent to make it look more "show-worthy."
i had to go to home depot yesterday and we were looking at the mockup kitchens and i see why she's saying that. all the cabinetry is of a color (either pale blue, white, or dark brown) but i think wood color cabinets (oak color in particular) are really nice and can look stylish too with the right decor (for purposes of selling).

Checking in after rehab appt. All went well. My knee is getting stronger. Thatβs a good thing. Now more cane walking. KOKO with planning and tracking, hydrating with extra water, and the cane walking will keep me moving. Iβm continuing to smile as I focus on blue.

i'm atheist but going to assume that the universe has a plan to keep my mom alive til she's 200 years old! she's a 4 time cancer survivor and yesterday her car got hit on the freeway by a semi truck and she only has a small cut on her arm! they had to use the jaws of life to pry open her driver side door to get her out. not only did the driver hit them (it was her and my nephew in the car), but the impact hooked her car onto his truck and he dragged her car some 50-100 yards before he finally realized what had happened. so glad they are both okay with no serious injuries.

finreporter , that's so scary! I'm so glad your Mom and nephew are okay. I hope their injuries heal up quickly. Incredible! pamthomas46 , so great to hear your knee is getting stronger and you can be without the cane. Yay - go you!

finreporter I am so sorry about your mom and nephew.I am a believer in miracles and I would like to think God still isn't done with her yet.I believe I saw something about that accident on my news feed but had no idea your DM was involved.

she actually was up in the central valley here in CA when that happened! she's back in TX today though. thanks everyone for the comments! i appreciate it and love knowing i can always get support from you guys for all life events! weight loss and otherwise!
